5 Year Housing Land Supply
In line with Government priorities to help boost the supply of housing, the Council is required to demonstrate annually whether it has a sufficient supply of sites to meet its five year housing requirement.
Sites identified within the 5-year supply must be deliverable and, in accordance with paragraph 47 and footnote 11 of the NPPF:
‘To be considered deliverable, sites should be available now, offer a suitable location for development now, and be achievable with a realistic prospect that housing will be delivered on the site within five years and in particular that development of the site is viable. Sites with planning permission should be considered deliverable until permission expires, unless there is clear evidence that schemes will not be implemented within five years.’
The 5-year supply therefore consists of:
- residential developments that have planning permission and are currently under construction;
- unimplemented residential planning permissions;
- ‘specific, deliverable’ sites identified as having the potential to make a contribution to housing delivery within the stated 5 year period.
The Council’s latest 5 Year Housing Land Supply Statement is provided below. It has been prepared in compliance with Government advice set out in the National Planning Policy Framework (NPPF) and accompanying Planning Practice Guidance (PPG). It confirms that the Council has a five year supply of housing land in the Borough.
